View and Pay Real Estate Property Taxes
REAL ESTATE TAXES

This office maintains all tax accounts for real property including billing, processing additions, abatements, transfers, tax liens and conducting the annual Calvert County Tax Sale.

Tax bills are typically sent out the first week in July annually. The tax year begins July 1st of each year and ends June 30th of the following year. If you do not receive a tax bill, please contact our office immediately.

Owners of properties designated as a ‘principal residence’ are eligible to pay their taxes in two installments. The first payment is due by September 30th of each tax year, and the second installment (including the applicable service charge) is due by December 31st of each tax year.

If your property taxes are put in escrow by your mortgage company, please forward your tax bill to them for payment. Check your annual escrow analysis statement to verify your taxes have been paid by your mortgage company, or access your tax account online.

New construction tax bills are sent out annually for the construction of a new house or a significant improvement to an existing house. New construction tax bill are for the period January 1st through June 30th.

A homeowner’s tax credit program is available to primary residence homeowners (of all ages) who qualify on the basis of gross household income. There are also other disabled exemptions available based on certain requirements. You can obtain further information by calling the SDAT office at 1-800-944-7403 or online.
- All address corrections and changes to your residency status should be made to the local SDAT office at 443-550-6840, or 1-866-629-9882, option #5.
- The State Department of Assessments and Taxation (SDAT) determines the taxable assessment of your real property. It is important that you verify any assessment notices received from the SDAT for accuracy. Assessments may be appealed within a certain time period. For more information call the local SDAT office at 443-550-6840, or 1-866-629-9882, option #5. To obtain your current assessed value online visit http://www.dat.state.md.us.
- Our office accepts partial payments for real estate taxes, as long as your property is not currently in tax sale.
Pay Your Real Property Taxes
You may now review and/or pay your real estate and personal property taxes by check or credit card. Calvert County Government takes full advantage of internet security in the handling of your banking and credit card information.
BankServ Corporation charges a fee for processing your check payment. Each transaction costs the user .50.
Official Payments Corporation charges a fee for processing your credit card payment. The amount of the fee is determined by the amount of the payment and is automatically added to your transaction. The fee is 3% for payments between $1,000 and $9,999 and higher for payments that are less. We are looking into ways to lower this.
(no portion of these fees is retained by Calvert County Government).
Telephone service is not available for check payments, yet. To pay by telephone using a credit card, use the toll free number: 888-2PAY-TAX (888-272-9829). When prompted, enter 3013 for Calvert County Government payments. You will be asked to enter your credit card information.

Instructions for Paying Your Real Estate Tax Bill
- Enter one of the following in the query screen:
- Property Address: Street Number and Street Name (do not type the suffix – i.e. RD, AVE, etc.)
- Parcel ID ("Tax ID Number" on printed bill): 8 digit Parcel ID ("Tax ID Number" on printed bill) of the property (no dashes)
- Click on the Submit Request button (or press enter). The “Parcel Detail Information” screen appears.
- Please be patient. There are a large number of records that must be searched to process your request.
Note: If the “Selected Parcels” screen appears, more than one account met your search criteria.
- If the parcel you want to look at is listed on this screen, click on the Parcel ID in the left column to select it.
- If the parcel you want to look at is not listed on this screen, move your mouse to the Options button at the top of the screen. In the menu that appears, click on the New Search option and type more specific information.
- If you want to look at the available prior year bills click Options at the top of the screen and click prior bills
- Click on the “View/Pay Bill” button at the bottom to view “Real Estate Bill Information”.
- Click on Payments/Credits to view the “Billing History” for this bill.
- To return to the “Real Estate Bill Information” screen, move your mouse to the Options button at the top of the screen. In the menu that appears, click on the Bill Info option.
